Each is computed the same way for all 456 districts and from the same register — which is what makes one district's rating mean something next to its neighbour's.

The rating is the mean eighth-grade exam result of the primary schools assigned to the district.

How to read a rating
0–100 always means the same thing: higher is better for the resident

For three indicators a high raw value is a bad thing, so we invert the scale: a cheaper square metre, cleaner air and a quieter area all score higher. “House prices 94” therefore means it is cheap here — not expensive.
Districts are only ever compared within a single city. Where data is missing we say “No data” — we never substitute a zero.

Before you ask
Is it really free?
Yes. Six ratings for any address in 18 cities are free and require neither sign-up nor an email address. The full report is what you pay for — school names with results, pharmacies with distances, the noise indicator and transaction prices.
Can I check any address in Poland?
No — and we say so plainly. We rate the districts of 18 cities, listed further down this page. For an address outside that list we will say we have no data, rather than show a rating we cannot compute.
Where does the data come from?
Public registers only: RSPO and CKE (schools and exam results), the European Environment Agency (air and strategic noise maps), the RCN register kept by GUGiK (transaction prices), GDOŚ (protected areas), OpenStreetMap (amenities, greenery, district boundaries), PRG (address search). For every indicator we state the dataset, its licence and its update frequency.
Does the report replace a surveyor's opinion?
No. The report is informational and rests on publicly available data. It is not an expert opinion, a valuation or professional advice.

What our data does not tell you
Every indicator has a limit. We list them ourselves, before anyone catches us on them — because a rating whose limits you do not know is worth about as much as a developer's brochure.
Air qualityAnnual mean, not winter peaks. A 1 × 1 km model, not a measurement at the address.
We rate the annual mean — the measure health standards refer to, but which by definition does not show winter smog peaks. The value comes from a model on a kilometre grid, not from a measurement at the address. Verified EEA years are published with a roughly two-year lag, so the most recent trustworthy year is not last year.
NoiseA model of large sources — roads, rail, airports. Not neighbours, not building work.
Strategic noise maps are a model, not a measurement at every point, and cover large sources: roads, railways, airports, industry. They do not account for neighbours, restaurants or building work. For districts the model does not cover we say “No data”, not silence.
EducationEighth-grade exams. No catchment areas, no private schools without public results.
The rating rests on the eighth-grade exam results of schools assigned to the district. It does not account for catchment areas or private schools without public results. Exam results also reflect the social make-up of the pupils, not the school's work alone.
House pricesA district median, not a street. No standard, floor or condition of the flat.
The rating is computed from the district median, while the report's comparison uses the municipality median. Neither is a median for a single street, and neither accounts for the standard, floor or condition of a flat. Districts with fewer than five transactions in the last 24 months are left without a result.
Greenery and amenitiesGreenery: share of area, not accessibility. Amenities: what is within walking distance of an address, from OpenStreetMap, so coverage varies.
Greenery is the share of area covered by greenery and water — a large fenced-off site counts the same as an accessible park. Amenities are counted differently: what lies within an 800 m walk of a typical residential address in the district, not everything that fits inside its boundary. The data comes from OpenStreetMap, so a less thoroughly mapped district can look worse served than it really is.
